Downtown’s Future Tallest Residential Skyscraper: Now More Tall

September 4, 2014 | Rhett Jones

A new Supertall* skyscraper is being planned for Lower Manhattan. The slender glass castle will feature ten full-floor 5,300 square foot penthouses, topped with a 10,600 square foor duplex in the tower. It will be just 12 feet shorter than 1WTC’s roof with three full floors just for “maid’s rooms.”

125 Greenwich Street was originally being developed as 22 Thames before the land was sold to the very tall-foreheaded Michael Shvo and partners last week for $185 million dollars. 22 Thames was going to be 961 feet tall, but has been redesigned by the same architect to be EVEN TALLER at 1365 feet high.

While 125 Greenwich Street is adding just 7 floors, they’ve increased the ceiling heights to most spectacular levels. The top ten floors will have 24 foot ceilings, because Jeff Koons sculptures aren’t getting any smaller.

With a reported budget of $240 million, it appears that a parcel of land for a skyscraper in Manhattan costs more than three times what the actual skyscraper costs to develop, though big budgets like this tend to go up with time. There’s no word yet on when you can submit an application to get one of those swank “maid’s rooms.”

*Yes, a “Supertall” is an actual word for buildings over 984 feet; buildings over 1,969 feet are called “Megatall” and this one isn’t “Megatall” because NY isn’t Dubai yet. (Images: Shvo/Bizzi & Partners/Vinoly, MAX RAPP/PatrickMcMullan.com)
